We Answer Common Questions By Tenants

Finding your next home can often be a tricky, stressful quest. The quick pace of the market, the perfect house you’ve seen already has 48 viewings on it &  amongst all this you have tons of questions you need help with!

We’ve put together a list of some of the most common questions we receive to try and help you have as much knowledge as possible, whilst trying to find your next home. 

I Love the property! Can I view it?

Of course! :) When you contact us to view a property, you will promptly be emailed back with a list of set questions to help us determine if the property is right for you.

Do you offer video viewings? 

We do! If  you cannot make the viewing in person, we would be happy to arrange either a virtual viewing, or send you a video of the property we have recorded earlier. 

What is your standard contract Length? 

At Kelham Square, our standard contract which we issue for almost every rental of ours is a 6 month fixed term AST. This then becomes a periodic monthly agreement, assuming you do not wish to leave. Should the tenant wish to re-sign and the landlord agrees, we will issue a new 6 month or 12 months fixed term upon request. 

 

Do you allow Students to rent with you?

Absolutely! We would however need a guarantor with your application.

Do you allow Pets?

Providing the property has no clauses in the lease, we will always do our best to accommodate this for tenants where possible. 

I love the property! How do I apply?

Unlike many agents, we do not carry out multiple applications on a property and select the tenants from this pool of people. We operate on a first come, first served basis. This creates a fair and equal opportunity for all viewing parties.

When is the Property available? / Is the Property Furnished? / Does it have Parking?

How Long will Referencing Take?

The faster you send your details off to our referencing partner, the quicker it will be for us to get your reference back & hopefully get you moved in!

How Much Notice Do I Need to Give to Leave the Property in the Fixed Term Agreement? 

During the fixed term of a contract a one month courtesy notice is required. Once a contract has continued to a periodic (month by month) tenancy you are required to give 1 full month notice.

How Much Notice Do I Need to Give to Leave the Property in the Periodic Agreement? 

We need one months full notice. This means if your contract started on the 20th of January for instance, we would need to know on or before the 20th day of whichever month you were giving notice, for your contract to end on the 19th of the following month.
